One question a landlord has to ask each time they fill a vacancy is whether the new applicant is telling the truth on their application. Truth about a tenant’s former rental history, work history, and of course, income and verifying income is absolutely critical in selecting qualified tenants.
Lyrik Properties starts with a solid rental application that includes all the basic contact information. We ask for the total monthly income amounts from all sources; employment, alimony, child support, etc. Income verification however is only half of the application process. We still need to determine a tenant’s worthiness by running an eviction report and criminal background check.
In addition, it often takes time to talk with previous landlords in order to verify an applicant’s rental history in order to complete the application process. Providing current and accurate contact information can processes your application quickly.
Our Rental Application includes a declaration at the end of the rental application, above the applicant’s signature, that spells out the consequences of providing false or misleading information — rejection of the application, termination of the lease and eviction. This declaration also includes an applicant’s consent to a tenant background check to in order to verify the information provided.
We require supporting documentation needed to prove that income. Depending on the applicant’s circumstances, that may include:
Pay stubs Tax records like W2’s, 1099’s or returns Award letters for government subsidies Court orders for support
Bank deposit records or bank statements Employer or client verification
It is our applicant’s responsibility to provide us with the proper documents needed to prove that their current income is sufficient to pay their monthly rent. A responsible landlord knows that Rents should never exceed 50% of any applicant’s monthly income. Failure to verify proof of income disqualifies an application.
Our application also includes ordering a credit report to verify financial responsibility and uncover any false statements at time of application.
At time time, Lyrik Properties does not accept Rent Assistance or co-signatory application arrangements
